What to weigh when choosing between a new build and a resale home in Calgary
New Build or Resale in Calgary?
Calgary has more new construction than most Canadian cities, so this is a real choice here rather than a theoretical one. Communities like Mahogany, Seton, Livingston and Wolf Willow are still building, while established areas like Acadia, Lakeview and Willow Park offer mature alternatives at similar prices. Neither is automatically the better buy.
What a New Build Gives You
Nothing to fix for years, current building standards, better energy efficiency, and choices on finishes if you buy early enough. New homes also come with warranty coverage that a resale does not.
What a Resale Gives You
Mature trees, finished landscaping, established schools and amenities, and usually a bigger lot for the money. You can also walk through the actual home and neighbourhood before committing, and you know what your neighbours are like.
Costs People Do Not Budget For
One Thing Buyers Miss
The sales representative in the show home works for the builder, not for you. You can bring your own REALTOR® to a new build at no cost to you — but usually only if they are with you on your first visit. Register on your own and you may lose that option entirely.
