27 Things That Actually Help When Selling
Nothing here is complicated. Most of it costs little or nothing, and together it is the difference between a home that sells in the first two weeks and one that is still sitting in month two with a price reduction.
Before You List
1. Sort your Real Property Report and municipal compliance early. In Alberta this is the single most common cause of delay, and if a previous owner built a deck or garage without a permit it takes weeks to resolve.
2. Fix the things an inspector will find anyway. Better on your terms than as a price reduction later.
3. Declutter past the point that feels comfortable. Buyers read full closets as "not enough storage."
4. Deep clean, including windows, grout and light fixtures. It is the cheapest thing on this list and it shows in photos.
5. Deal with smells you have stopped noticing — pets, cooking, smoke. Ask someone honest.
6. Repaint anything bold in a neutral. Buyers see work, not personality.
7. Sort the front of the house. It is the first photo and the first thirty seconds in person.
Pricing
8. Price to the comparable sales, not to what you need to net. The market does not know your mortgage balance.
9. Ignore what your neighbour listed at. Look at what they sold for.
10. Mind the search thresholds. Listing at $505,000 hides you from everyone searching up to $500,000.
